About IMMOVATE
Our Vision
We understand property and live for it
Being able to read and understand a property from the ground up, grasp its potential and dedicate it to people as the place where they live or work – this is the goal and vision of IMMOVATE.
As a successful location developer, we concentrate on stable property markets at home and abroad and have been realising ambitious property development projects as a strategic investor and developer for 18 years now. The range of our activities includes - alongside classical new-build developments – urban and building plot development as well as the conversion and refurbishment of buildings. A particular focus of ours are historical buildings in excellent city-centre locations.
We relish the competition in our sector. Unconditionally and confidently. Our work is based on fast and precise processes, short throughput times and an exactly functioning value-added chain. An essential factor is our ability to comprehensively service the entire value chain of a property project: from acquisition and planning via development and construction management to commercial management and marketing.
Together with our interdisciplinary team of civil engineers, commercial and legal specialists and marketing professionals, we ensure highly-efficient project execution all the way from acquisition to sale. In addition, we also have extensive expertise in complex work related to protected buildings and a sound knowledge of complex land use issues.
The investments are made by IMMOVATE itself as well as in partnerships (for example with well-known private trusts or foundations). Our goal is to achieve results which thrill our partners. Both at home and abroad.
All of our strategic activities are oriented towards the long term, are characterised by a sense of responsibility and are in accordance with the principles of economics and ecology.

The management team
MARTIN KURSCHEL
Martin Kurschel is the principal shareholder and managing director of IMMOVATE.
A mechanical engineer and plant technician by training, he started to offer proof of his entrepreneurial abilities at a young age: in 1991, at the age of 22, the native Styrian restructured an insolvent company which specialised in the development, production and sale of agricultural and municipal vehicles, enabling it to survive over the long term. In 1998 he sold his majority shareholding to a Swiss group of companies and withdrew from the industrial/technological sector. Since then he has successfully dedicated himself to the property business.
With his entrepreneurial thinking he has had a decisive influence on IMMOVATE since its founding in 2000 and has realised projects at home and abroad with a total investment volume of more than EUR 1 billion. He is responsible for the management of the company and its strategic orientation.
TILMAR HANSEN
Tilmar Hansen is the second principal shareholder of IMMOVATE alongside Martin Kurschel.
In addition, he is the managing partner of MTK Group, and as the founder and managing partner of the European-wide fashion chain New Yorker he has been intensely involved in the leasing, acquisition and development of properties in premium locations since the 1970s. IMMOVATE benefits from the expertise he acquired from setting up around 350 New Yorker stores in nine European countries – he sold his shareholdings in 2001 – and from his know-how in the successful realisation of property development projects. The German investor’s portfolio includes hotels, shopping centres and office buildings in Germany, Austria, Italy, the US, the Czech Republic, Slovakia, Slovenia and Croatia.
DELF STÜVEN
Delf Stüven holds the position of managing partner of IMMOVATE alongside Martin Kurschel.
Born in Germany, he has worked successfully in the property sector since 1996 and initially led the property and expansion department of the New Yorker fashion chain. Since 2005 he has been the managing director and/or a board member of all entities in the MTK Group.
Mr Stüven and Mr Hansen can look back on twenty years of extremely successful cooperation in the field of project development. Until recently they were predominantly involved in retail and office projects in the Czech Republic, Slovakia, Germany, Croatia and Slovenia. In the meantime, however, they have added hotels in Austria and Italy which are jointly developed with IMMOVATE.
